How long does the process take?

Freehold properties usually take a lot less time to purchase due to the fact that management companies don't have to be served with legal papers. However, if all legal enquiries are in place we can exchange and complete within a few weeks. We can exchange very quickly if needed, subject to legal paperwork being in order.

Will you pay my legal costs?

We will pay your legal costs to the value of £500. We will be able to let you know whether your costs can be paid once we have viewed your property. The £500 contribution will be paid to your solicitors upon completion of the sale.

Will anybody know about the sale?

No, our service is completely confidential. Nobody will know about your sale unless you choose to tell them

How does your offer compare to the prices quoted by an estate agent?

The price we offer depends on a number of factors such as the type and location of the property. We usually offer around 65% - 70% of the confirmed market value, which may not be what an Estate Agent has quoted you as an initial asking price.

Asking prices and actual sales prices are often somewhat different! You're more likely to achieve a higher price on the open market but there are no guarantees of when the sale will complete, plus you'll still have to pay additional costs such as estate agency fees (typically 1.5% + VAT) and mortgage payments in the meantime.

We can also help you to find a solution beyond the sale of your property, such as our rent back plan or a quick release of funds for your next property.

How quickly will I receive the money?

As soon as we have completed on the purchase of your home your solicitor will release the money to you.

Will my estate agent mind if I sell direct to you?

You will need to check your contract with the estate agent(s) to see how long you are tied to them. Obviously they won't be very happy about losing their commission, you achieving a quick sale is far more important.

Please seek legal help from the likes of the Citizens Advice Bureau if you are unsure of the estate agents agreement regarding tie-ins and giving notice.

I don't have a solicitor?

No problem. We have tried and tested independent solicitors to act on your behalf. To make the purchase smoother and quicker we encourage you to use our independent solicitors as they know exactly what you and we require. We will pay your solicitors fees up to £500 on completion.

If we are being repossessed and we have chosen to sell to you, do we need to tell the people who are repossessing us?

You don't have to do a thing. The solicitor acting on your behalf will talk to them and arrange for their loan to be paid upon completion of the sale.

Do I have to accept the offer straight away?

No, you are under no obligation to accept our offer straight away. However, if several weeks go by since we offered on your property, we will have to review our process on the current market situation and property prices in your area.
